We will seek quickly to find a stable, reliable, long term tenant who will look after your property. The sound judgment of our experienced team, backed up by careful reference checking, is vital to achieving this outcome.
At the outset, we will advise you on any cost-effective steps you can take to maximise your property’s rental income and attractiveness to prospective tenants.
Your property will be effectively promoted through internet and print (if necessary) advertising, signage, and word of mouth. We will promptly take quality digital photographs of your property, and list it (with photography) and well drafted copy on all major real estate websites. All of our rental properties are listed as priority placements on the two most important real estate listing sites: realestate.com.au and domain.com.au. This means that they appear above non-priority listings and are highlighted and have larger photography.
We will also identify and contact appropriate people on our tenant database, including those who have inspected similar properties through our office. In addition, we regularly source tenants from within our large network of former and current tenants, who we know well.
We will maintain your property carefully and efficiently
Finding a good tenant is the best way to ensure that your property will be well maintained.
Nevertheless, we will endeavour to inspect your property every 6 months. Routine matters will often take us to your property more regularly.
We will arrange all routine repairs and maintenance promptly and efficiently. For each repair, we can use our trades people or your preferred suppliers.
We will ease your administrative burden
You will receive a statement at the end of each month accounting for all rent that has been paid in and all expenses paid out. In accordance with your instructions, the net proceeds will be electronically transferred into your bank account or sent to you by cheque.
We are able to make regular payments relating to your property, including council, water rates, strata levies, and insurance premiums. If we make these payments for you, they will appear on your monthly statement, making the statement a complete financial summary of your property.
At the end of each financial year, we will provide you with an income and expenditure summary for your property.
We will listen to and respond to your needs and preferences
You will decide the extent to which we will keep you informed of activity at your property. Some people prefer to be advised of everything that happens, while others prefer to hear from us as infrequently as possible.
